RESERVATIONS AND PRICES

  • Manzanita School House welcomes all people and does not discriminate in any way.  However, pets are not allowed.

  • Reservations are not confirmed until you have received a personal email from the owners.  Payment must be received within five days of reservation.   We accept bank / wire transfers and checks; and will soon accept other forms of electronic payment

  • Cost estimates that populate on this website are subject to change to ensure consistency with the info below

  • HIGH SEASON (June 1-September 15):  Entire house rents for $1000 per night on weekends, with a 3-night minimum.  Minimum stay requirements may be longer for prime holiday weekends. It rents for $925 per night on weekdays

  • LOW SEASON (September 16-May 31:  Entire house rents for $900 per night, with a 2-night minimum (some peak weekends may rent for $1000 per night).   During low season, we will also consider renting only the upstairs (5 bedrooms, sleeps 10) for $600 per night.

    • Rental and cleaning fees are subject to 10% Tillamook County Short Term Rental Tax​

    • Required cleaning fees: $300 for entire house / $200 for upstairs only

 

  • Weddings, company retreats and other events that involve additional (non-overnight) visitors, outside catering or other services are subject to additional costs.  Weddings start at $1500, in addition to the overnight rental price.  The Security Deposit for weddings and events starts at $1000.

 

​THE FINE PRINT - CANCELLATION AND SECURITY DEPOSIT 

  • CANCELLATION BY YOU:  There is a distinct and limited rental market for large and unique properties like this one.  If we have held the property for you and foregone the opportunity to rent it to others, your cancellation could leave us without guests for that period.  Our cancellations policies reflect this reality.

    • High season:  Cancellations and changes are required at least 30 days in advance for a full refund.  Cancellations with less than 30 days notice are non-refundable.  However, if we are able to rent the property to another guest, with no loss of revenue, the owner has the discretion to waive this policy and retain only a $250 cancellation fee

    • Low season: Cancellations are allowed, with full refund, with 15 days advance notice.  Cancellations with less than 15 days notice are subject to $250 cancellation fee

 

  • CANCELLATION BY US:  The owners have the right to cancel or change your reservation, but will only do so if we have serious concerns about your reservation or due to unforeseen or extreme circumstances  

  • SECURITY DEPOSIT:  The Security Deposit is $500 (except for weddings and events) and is fully refundable if the house and property are left in good shape and if guests have abided by the policies and rental agreement.  Refund of the Security Deposit is entirely at the discretion of the owners.  Should damages exceed the amount of the security deposit, your liability could be greater than the amount of the Security Deposit.  Common reasons for loss of part or all of deposit include:  Damage beyond normal wear & tear, not reasonably cleaning the BBQ, broken items due to negligence, etc.  We want your stay to be great and we want to return your entire Security Deposit.  Should something break by accident, let us know and we will try to work it out.

 

  • RENTAL PACKET:  Please be sure to read and understand the information in the rental packet we will email to you once your reservation is confirmed.  The information will cover Arrival & Departure checklists, information on how to enjoy the property and stay safe, and more info on cancellations, Security Deposit and more.   Understanding and following this information should result in a great stay
